I would like to thank you for the fantastic assistance your company provides. I am a first time investor setting my feet on this journey in February this year. I have attended several courses with different investment companies. I now conclude that I needn't have, as your company has provided all of the knowledge and assistance I required for a much smaller outlay. I feel the commission charged upon purchase of a property is extremely fair. It shows a belief and commitment in your companies ability to help people when you charge only on successful outcomes. I know that there are some companies who charge large amounts up front whether as a client you succeed or not.

I have to admit when at the first course I attended my expectation was to begin purchasing properties almost immediately. I now see that there is more to property investment. Finding the right type of deal is as important as finding the right deal and this cannot be rushed.

I have worked closely with one of your employees Brendan for several months. Possibly, like most first investors, I have been overly cautious. I do not want my first deal to be a loss and was prepared to keep looking until the figures stacked up correctly. He has looked at many projects with me until we settled on a small development project that in a worst case scenario seems to show a tidy profit and if things go well..... During this time he has chased up estate agents etc allowing me to concentrate on keeping my business running. He also went in and negotiated the deal for me reducing the purchase price by $35K. His knowledge throughout this journey has aided me immeasurably and I have taken the nickname of “Grasshopper” as he taught me the ropes.

I would also like to add that when talking with people at other courses regarding Cashflow Capital noone had a bad word to say about you and many where full of praise.

We are very slow learners. We bought our third investment house in July 2008 with the help of Cashflow Capital. It was the start of the GFC and we were quite worried about what we had committed ourselves to. We needed the rent of $650p/w to make the whole thing work. Two weeks after settlement the property manager rang to say the lease was about to expire and needed to be re-done. I was sure the lease was good until the following February and I just felt sick because I thought that with all that was going on in the world that the rent would fall and we would not be able to cope. Then the property manager suggested we set the new rent at $700 p/w! We couldn’t believe our luck. The following February the lease did need updating and this time we got $780p/w. The following February the tenants begged us not to put the rent up. The house value has grown by $100K, it has cost us nothing and is now paying off our own home at a rate of knots.
