Simply, a portion of the interest payable monthly is paid by the client and the balance of the interest payment is added to the outstanding balance of the loan. The portion of interest payable by the client increases over the first 5 years. If the property value remains the same the LVR at the end of the 5 year period will have increased by approximately 93.0%.

Q. I understand there is no offset account, however I could put back more into the loan and hence creating a line of credit or I can reduce the principal. Is there a fee for this? Is there a max limit? A. Extra payments up to 50% of original loan permitted within 5 years. The client has the ability to redraw the additional repayments with 2 Free redraws per month (min $500).
Q. Is the lifetime of this product only in 5 years? A. No, it is a 30 year loan, 5 years interest only.
Q What is the max LVR for commercial and for Residential without mortgage insurance? A. 70% commercial (full doc); 80% residential, plus risk fee and 10% capitalisation. No LMI on any loans.
Q I also need to know all the important fees. I think you have covered on the application, but what about on-going and on exit? A. No ongoing fees. Deferred establishment fees applicable for 5 years as per schedule on product spec sheet.
